PENN 2
PENN 2 rests adjacent to Madison Square Garden in one of Manhattan’s busiest commercial districts. Part of a larger neighborhood repositioning effort by its owner, Vornado Property Trust, the existing 1960’s building received a new curtain wall, lobby, and amenities to elevate its offering to compete with glitzier high rises in nearby Hudson Yards.
In tandem with the building’s infrastructural upgrades, the owner set aside one of the tower’s upper floors as a marketing center for leasing efforts. Split into three smaller furnished suites along the building’s west side, the show floor illustrates varying layout configurations while maximizing ceiling heights and showcasing expansive Midtown views.
Knowing the owner wanted to attract a higher end financial service tenancy, the marketing center draws inspiration from upscale residential design. A language of natural materials including white oak, vein cut travertine, and deep green roman plaster give the show suites an elevated feel to distinguish the building from its competitors. The overall effect makes for a soothing respite from the bustling city below.
